There are multiple types of projects where you’ll want to have a contract in place:

  • Residential flooring installation: Ensures the homeowner or landlord knows exactly what they're getting, and how much they’re paying upfront.
  • Commercial flooring projects: Large-scale projects like carpet in office buildings or vinyl flooring in retail spaces require much more attention to detail and money, making an agreement even more important.
  • Flooring repairs and renovations: Even small repair jobs should be covered by a contract, to ensure the client’s happy with the results.
  • Custom flooring jobs: For detailed, intricate jobs with specialty products, clearly outlining the sourcing of materials, price, and availability is key!

What Are Some Common Terms of a Flooring Contract?

Here’s some common sections and terms you’ll probably see in a residential or commercial flooring contract:

  • Scope of services: Covers the details of the job, like where the new flooring will be installed, services provided (such as prepping the sub-floor for new flooring), flooring removal, leveling the floor, and Materials: Who’s responsible for purchasing the materials? Also, include details like flooring color, style, brand and exact square footage needed.
  • Installation method:To avoid any misunderstandings and to ensure client satisfaction, determine which of these common installation methods will be used:
    • Glue-down: a strong bond between flooring and sub-floor
    • Floating: a cushioned installation for a smoother feel
    • Nail-down: a secure fastening for maximum durability
  • Timeline: Include the installation plan from start to end, as well as guidelines for unexpected challenges like bad weather or supply chain issues.
  • Payment terms: Include a quote (with room for unexpected expenses), upfront costs or deposits, milestone payments, how the invoice will be delivered, and which payment methods are accepted.
  • Warranties: Include any warranties or guarantees that come with the materials or the installation, which helps to protect the client in case of defects or poor workmanship in the installation process.
  • Cleanup and disposal: Something not everyone thinks of is who's responsible for cleaning up the workspace, and disposing of waste materials like old flooring, packaging, and other debris.
  • Permits and approval: Outline the standard operating procedure for acquiring the necessary permits or approvals from local authorities.
  • Liability and insurance: Cover your bases by including the contractor's insurance coverage, along with clearly outlining who is responsible if flooring is damaged or someone gets hurt during the project?
